Monthly CAM charges for a 2,500 Dq ft. unit: $ 125.00
Monthly charges that are billed through the
E and D Office on the rent invoice are:
Water, Sewer and Electric: Tenants are responsible
for all utilities consumed at their property.
E & D Holdings, II will bill a minimum charge of
$54.92 per month for water, sewer and electric. This is
both for large and small units. Any overage will be billed
based on statement received from City of Seaford.
CAM: Common Area Maintenance – IE: Insurance, Taxes, Maintenance, Lawn Maintenance, Administrative expenses and Weekly trash removal .This charge is calculated at $0.75 per Sq.Ft. per year, for a small unit, to be billed montly or $0.60 per Sq.Ft per year, for a large unit, to be billed monthly. This is a proportionate share based on the square footage leased by the tenant. CAM does not include Utilities and Snow Removal. Snow Removal will be billed on an as needed bases.
Utilities:
Additional monthly utility charges are billed directly to you the tenant. Amount charged will be based strictly on your consumption. Upon signing your lease and move in, all utilities must be placed in the Tenants name with the exception of Water, Sewer and Electric.
Heat – Chesapeake Utilities – (302) 734-6797 – You will need to provide a copy of your lease in order to have service turned on in your unit. If service was never turned on in that unit you will also need an inspection by a heating and cooling specialist in order to connect.

General Information:
* Upon signing your lease, you will need to provide a Certificate of Insurance issued to E and D Holdings II ,LLC and current Business License. You can contact the City of Seaford, in reference to obtaining a local Business License, at (302) 629-9173. This is only necessary if you will be using the unit to operate a business. If the unit will only be used as storage then a business license is not required.
** If you are interested in building an office in your unit, you must first seek approval from the Fire Marshall prior to construction. Please note, you must also obtain an application and permit from the City of Seaford prior to the start of construction in your unit. You can contact the City of Seaford directly at (302) 629-9173.
