Monthly charges that are billed through the E & D office
on the rent invoice are:
Monthly CAM charge for a 1,250 sq ft. Unit: $ 78.00
Monthly CAM charge for a 2,500 sq ft. Unit: $ 125.00
Water /Sewer– Tenant is responsible for all utilities
consumed at their property. E and D Holdings will bill
a minimum charge of $25.36 per month for watuer and
sewer. This is for both large and small units. Any overage
will be charged $10.07 per 1000 gallons.
CAM – Common Area Maintenance – IE: Insurance, Taxes, Maintenance, Lawn Maintenance, Administrative expenses and Weekly trash removal .This charge is calculated at $0.75 per Sq.Ft. per year, for a small unit, to be billed montly or $0.60 per Sq.Ft per year, for a large unit, to be billed monthly. This is a proportionate share based on the square footage leased by the tenant. CAM does not include Utilities and Snow Removal. Snow Removal will be billed on an as needed bases.
Utilities:
Additional monthly utility charges are billed directly to you the tenant. Amount charged will be based strictly on your consumption. Upon signing your lease and move in, all utilities must be placed in the Tenants name with the exception of Water and Sewer.

*Upon signing your lease, you will need to provide a Certificate of Insurance issued to E and D Holdings, LLC and current Business License. You can contact the Town of Camden, in reference to a local Business License, at (302) 697-2299 - This is only necessary if you will be using the unit to operate a business. If the unit will only be used as storage then a business
*If you are interested in building an office area in your unit, you must first obtain a copy of the Fire Marshall’s application, prior to construction, for approval. You may request a copy of this application from the E & D Holdings office. Please note, You must also obtain an application and permit from the Town of Camden before building an office in your unit.
